Young entrepreneur bets on high-end real estate market and grows amid crisis in the sector

The real estate market has been greatly affected by the adverse economic scenario, both negatively and positively.

With high interest rates and political instability, the dream of homeownership ends up being postponed, however, the moment is one of good opportunities for investors to buy property.

According to the Real Estate Market Survey, carried out by the Department of Economics and Statistics at Secovi-SP, from January to September this year, the number of properties sold in the city plummeted 21% compared to the same period last year. In leasing, the average is -3.10%, according to the FipeZap Index.

With such an adverse situation, how to sell?

For the specialist in the real estate market, Igor Almeida, the answer can be summed up in a single word: "Customer Service". Owner of a real estate with high standard properties, Igor Almeida Consultoria Imobiliária, located in Higienópolis, upscale neighborhood and stronghold of the São Paulo elite, which negotiates figures in the millions. Its clientele is made up of artists, politicians, big businessmen, influential personalities and wealthy families.

Although it does not reveal numbers, the executive points out that, in times of recession, good service makes all the difference:

“I always cherish the customer. We see you as a friend. We provide a totally different service from the market. I even go out for coffee, I have a travel schedule with clients and families. The broker is also a listener and often ends up being part of the family”, he comments.

Igor Almeida Consultoria Imobiliária records a very positive balance in 2016: “We managed to turn a complicated moment into a profitable opportunity”, says the owner of the consultancy.

Igor entered the real estate business by chance, arrived in São Paulo in 2013, working as a cashier at a bakery in Higienópolis. His ease in dealing with the public attracted the attention of a broker, who invited him to work in the area. It made so many customers that, in 2015, it decided to open its own company. Today, it has a 450 square meter real estate company, with a luxurious infrastructure, in an old mansion, which has been totally renovated to meet the demand of more than 20 brokers and a wide portfolio of clients that strictly follows their advice.

Even in times of applications, which facilitate the sale, rental and insurance of real estate, Igor Almeida says that in this high-income segment, this matters little. What makes the difference is “human warmth” and confidence in real estate consultancy.

“Do you think an owner will feel safe leaving his R $ 10 million property in the hands of someone he has never seen in his life? It is at these times that the broker is needed. He is the person of confidence of the owner of the keys”, he guarantees.

According to him, the crisis has proved to be favorable for those with an investor profile, since there are good opportunities for properties with prices unimaginable a few months ago, and with great growth potential in the medium term.
